What is the income requirement to be able to rent an apartment?
You must make 3 times the amount of rent in gross income. All adult applicants can contribute to the total gross income amount.

For example, if the monthly rent amount is $1400 then at a minimum the monthly gross income should be $4200.

What documentation do I need to apply for the apartment?
Every adult must upload a government-issued identification (e.g., driver’s license, passport, VISA).

Proof of income (e.g., 2 consecutive paystubs, a new hire letter (company logo and signed by all parties), W2, bank statements, or award letters)

What other aspects of my credit history would potentially not allow me to be approved for the apartment?
If there is any outstanding utility or landlord debt, you will receive an Adverse Action Letter. The Adverse Action Letter will allow you to pay off the debts in full, which you would need to provide proof that it was paid in full. If you are unable to meet the Conditions of the Adverse Action Letter, then your application will be denied.

What if I had been evicted from an apartment in the past?
If you have been evicted within the past 7 years, your screening results will come back as denied.

What is the $100 Earnest Deposit for?
The $100 earnest deposit is to hold the apartment while we run your application for the apartment.

If approved, the earnest monies will go towards the security deposit for the apartment.

If you cancel your application before receiving the screening results, then we will not keep the $100.

If you cancel your application after receiving the approved screening results, then you will forfeit the $100.

If your screening results come back as a denial, then we will not keep the $100.

What is the total Security Deposit due for the apartment?
Our standard security is listed on the website for each individual apartment.

The security deposit can be more based on the screening results if the screening results come back as Approved with Conditions. You will receive an Adverse Action Letter with what the security deposit will be if meet those conditions (pay the higher security deposit). If unable to meet the conditions of the Adverse Action Letter, then your application will be denied. 

When do I need to pay the Security Deposit for the apartment?
Security Deposit must be paid within 48 hours of being approved for the apartment.

The Security Deposit must be paid in guaranteed funds (money order, cashier’s check, or credit card).

What is included in the rent?
Trash collection and the amenities of the property.

You would be responsible for water, sewer, electricity, gas, and internet services within your apartment.

When is my rent due?
Rent is due on the 1st of each month of your lease. You can pre-pay without penalty.

What if I am unable to pay on the 1st of each month?
We understand that not everyone can pay on the 1st of each month and we give the first 5 days of the month to pay before being considered late. On the 6th of the month, the first late fee will be charged.

After the 6th of the month, all monies must be paid in guaranteed funds (money order, cashier’s check or credit card) and the balance paid in full.

**If you received a concession for your apartment, please keep in mind that rent must be paid on the 1st to continue to receive that concession for your lease term.

What is your Pet Policy?
There is a pet limit of two pets per apartment.

Acceptable species include dogs, cats, and fish. Exotic species are not permitted.

Aggressive dog breeds are prohibited, including Rottweiler, Chow, Doberman, Akita, Cane Corso, Dalmatian, Rhodesian Ridgeback, Pitbull, Staffordshire terrier, Bullmastiff, and any mix of the breeds listed.

Required Documentation: Vaccination records, dog breed verification (if applicable), and pet photo.

A DNA saliva sample from all dogs living on the property is to be submitted to PooPrints.

Assistance/Service animals are not considered pets and will be accepted without breed or weight restrictions provided they do not upset the calm or safety of others.
